Small repair work orders for property managers

The small work orders during a tenancy or at move-out that are hard to get anyone out for. Scheduled with the tenant, documented with photos and invoiced per work order.

How we work with you

  1. Work orders your way

Email, phone or Property Meld, with the unit, resident and access details.

  2. We schedule with the tenant

You don't have to play go-between. We confirm access with the resident and keep you posted.

  3. Photos on every work order

Before and after photos, so you can see what was done without driving out.

  4. One invoice per work order

With the property, unit and work order number on it.

  5. We tell you when it's bigger

If a work order is more than a small repair, or needs a plumber, electrician or HVAC company, we tell you right away so you can send it to the right company.

The repairs we take

  • Handyman Repairs

Small repairs around the house or rental in one visit: doors, baseboards, blinds, small patches, caulking, mounting and screens.

  • Drywall Patching

Holes, dings and cracks in drywall patched, textured to match and painted, for Las Vegas homes and rentals. Photos welcome for a faster price.

  • Door Repairs

Doors that stick, sag, rub or won't latch, fixed: hinges, strike plates, knobs, levers, stops, weatherstripping and sliding door rollers.

  • Paint Touch-Ups

Paint after a repair, scuffed walls, a single wall or door, trim and baseboards: small interior paint jobs done cleanly, matched to your color.

  • Rental Repairs

Small repair work orders for rentals: patches, doors, blinds, caulking, hardware and touch-up paint, with tenant scheduling, photos and an invoice per work order.

Questions from property managers

All questions
What size of work order do you take?

Small repairs only: each work order under $1,000 in total, with no building permit and no plumbing, electrical, gas, heating or air-conditioning work. We don't split a bigger job across several work orders.

Which property management software do you work with?

Property Meld directly. For anything else, email works: send the work order and we'll reply on the same thread.

Do you invoice the owner or the management company?

Whichever you set up. Most managers want invoices to the company with the property and unit on them.
